the ball is rolling straight towards grown-up…

Well, we went on quite an adventure yesterday!!! What was it? Another house hunting experience!  The day started out on a bit of an usual note.  The one house we were SUPER excited to go see was put into pending status, which means someone else already put in an offer, so we can’t see it.  However, we got an email the night before from our amazing Realtor that had a link to all the houses we were going to go see.  One of them, was a house we thought we already missed out on!

This house is such a great value, and it’s SO gorgeous. Of course, we’ve learned pictures can be deceiving, so we with-held our excitement until we walked into it.  Part of me really wanted to hate it, as it is right at the top of our price range.  However, part of me was SO glad when I didn’t.  It’s four bedroom and 2.5 bathrooms.  Master is downstairs – a dream of mine! Huge garden tub and separate shower in master – not a necessity, but super excited about it!  So we walked around and we started falling in love.

We tried to be smart, looking for things wrong with it.  The carpet has some stains, so we would need a cleaning.  The microwave, oven, and dishwasher don’t match.  There is no frig.  However, we can buy a frig that matches the microwave that is in the best condition, and replace to oven and dishwasher once they break!  The air conditioning unit is the original in the house.  We would replace that before we move in, out of our pockets.  We will find out if it works well or not at our home inspection if we get to that step, but to save money on our bills, we would replace it.  We expect that.  The fencedin back yard needs some work, but my husband can take care of that.

No huge issues that we could find, besides the air conditioner, and we are prepared to replace it.  So, now the offer process has started! It’s an exciting process, and even though we’ve developed a desperate WANT for the house, even if we don’t get it, we will be happy. We’ve started to learn the experience. We now understand what escrow means.  We also have amazing people helping us along the way.  My parents are giving us much needed advice since they have GONE through the process before.  They are also offering money saving advice to help with some of our other expenses!  My husband and I calculated our living expenses that are a requirements MONTHLY.  We budgeted our mortgage, hoa, homeowner’s insurance estimates, and everything we think we will need. Toll money if we take that way to work, extra gas money.  We figured out a way we can make it, and know we have to work a tiny bit extra to make it work.  However, we are prepared for that!

Now, as we get this offer business starting to roll, we are taking some of the stress off by daydreaming. I’m researching online where we want to possibly get our couch, bedroom set, dining room set, etc.  This way when we DO have to buy furniture, we know where we want to look and then we are done!  It’s nice to daydream some.  We’ve already decided we are painting one bedroom chilly bear blue, and our extra room upstairs that we aren’t sure what it is yet will be pink and orange to go with our wedding color theme.

The whole process is a bit scary, as I know if we don’t get it, we will be sad. I accept that. We will be a bit disappointed.  However, we are going with the assumption that if we don’t get it, it was not meant to be and we will be led to exactly where we need to go!

As exciting as the process is, a part of me is terrified.  This is a HUGE step in the growing up world.  Yes, it all works out on paper, but what if it doesn’t work out? What if we missed something? What if we get a few months into it, and can NOT afford the house.  However, that’s a part of life.  I guess we will see where our adventure takes us!

    I’m not such a big fan of escrow – I found out that hard way that it means they can play with your mortgage amount. If you’re like me, a $40 hike a month is NOT within your operating budget. Just a warning 🙂

    I have no idea how house buying works, but I’m super excited for you guys. It’s so scary and so grown up of you to take this leap, but I think you guys can swing it. Can’t wait to hear how this turns out! Good luck!!

      It’s a really interesting process, and even if we don’t get the house, we are glad to get at least one ATTEMPT in and understanding it more!
